Lockheed Martin: Stonegate II

Lockheed Martin’s Information Systems & Global Services (IS&GS) operations identified the need to expand their operations, consolidate personnel scattered in the greater northern Virginia market and provide room for expansion to support their various customers.

Following an evaluation process IS&GS elected to sell their remaining property in Chantilly, VA, to Opus East, LLC. Opus developed Stonegate II under a build-to-suit lease transaction, acting as the developer/landlord as well as construction manager, hiring all subcontractor trades to construct the building.

Aegis supported Lockheed Martin’s initial evaluation to develop or sell/lease-back the Chantilly property parcels. It also assisted in evaluating proposals from developers and selecting Opus East as the landlord/developer.

The facility is approximately 143,000 sq. ft. of secured office space, with various floors scheduled to be SCIF (Sensitive Compartmentalized Information Facility) – accredited in accordance with various government specifications, including DCID 6/9.
